A promising listing is the start of an investigation. Flip Pro's Full Analysis helps you organise the evidence, the deal thesis and the questions to resolve before making an offer.
Open a property and review the listing details and preliminary opportunity brief. Then run Full Analysis when you're ready for the deeper report. In this example, the discovery score was seventy. The completed analysis gives a conditional verdict and a score of sixty. More evidence can change the assessment.
Start with the Executive Summary. Read the proposed strategy, estimated outcome and reasons for the verdict together. The maximum offer is an analysis output based on assumptions. It is not a guaranteed valuation or an instruction to buy. This walkthrough explains the interface, rather than recommending the property.
The Financials tab shows the profit range, estimated market value and exit strategy. Pay attention to the return definition. Here, the AI mid ROI uses midpoint profit divided by the asking price. The report directs you to Feasibility to include your own finance, holding period, acquisition costs and exact renovation allowance. Different return measures should not be compared as though they were the same.
Open Risks and Actions to inspect condition observations, the renovation scope and due-diligence checklist. Read the exclusions as carefully as the headline allowance. Photographs and automated analysis cannot confirm hidden conditions or complete a physical inspection.
Use the checklist to identify the evidence and professional checks still needed. Then test the assumptions in Feasibility and keep the relevant property with your project. A useful analysis should improve the questions you ask, not remove the need to verify the answers.
Open a saved report, review the conditional assumptions, and choose the next investigation that would most affect your decision.
