Before the written quotes arrive, it helps to have a clear renovation scope. Flip Pro's Renovation Estimator builds an early allowance from benchmark cost bands.

Open Reno Estimator and enable only the categories relevant to your example. Kitchen, bathrooms, flooring, paint, trades and custom allowances each contribute to the result when included. An excluded category contributes nothing; it does not mean that work has been inspected or ruled out.

Here we've enabled a kitchen and one bathroom. The kitchen has size and specification options. Bathrooms have size, scope and quantity controls. Match those choices to the work you actually intend to price.

The live result shows a build range, a build midpoint and an all-in range. The all-in figure on this screen adds a thirty per cent planning and holding contingency. Read the labels carefully so that allowance isn't accidentally counted again in another calculation. These are benchmark estimates, not supplier quotes or a complete property feasibility.

Now increase the bathroom count from one to two. The bathroom allowance and overall range update. With this scope, the build midpoint is eighty-nine thousand dollars. The breakdown shows where that estimate comes from, so you can see which choices are driving the result.

Give the estimate a useful name and save it. The screen also offers Test midpoint in feasibility, where you can investigate the wider deal assumptions. When the project progresses, replace benchmark allowances with written, itemised quotes in the project Budget.

Start with a realistic scope, check the inclusions and exclusions, and use the range to guide your next questions before you commit.
