Build a more focused property shortlist with Flip Pro's Deal Finder. Let's walk through locations and filters, with a closer look at Price reduced and custom keyword search.

Start with the market you want to investigate. Add individual suburbs or choose a popular market. Here, Gold Coast gives us seven selected suburbs. Check those locations before setting your search limits.

Use the practical filters to set property type, maximum price, bedrooms and land size. Choose a strategy lens, such as Cosmetic Flip, to give the search a clear brief.

Pay particular attention to Price reduced. Select it under Opportunity signals to focus on listings with a recorded price reduction. You can combine it with your location and practical limits, then choose Find deals.

The results also have a Price reduced only filter.

In this example, the Robina listing shows an asking price of one point six million dollars, with a previous price of one point eight million. Check the reduction and when the listing was checked, then confirm the current details with the agent.

For keyword search, use Custom opportunity phrase. Enter wording that matters to your search, such as must sell, then click Add phrase. The phrase becomes a visible chip alongside the other opportunity signals.

Check that your keyword has been added before choosing Find deals. You can remove it with the cross on its chip. If combining a keyword with Price reduced leaves no matches, review the phrase or relax another filter and search again.

Use the other results filters to refine price, property type, bedrooms, land and listing age. Adjust one thing at a time so you can see how it changes the shortlist.

Open a candidate to inspect the property workspace, its preliminary opportunity brief, risks and inspection checks. Save Property keeps it in My Properties, and Full Analysis is the next step when you want to investigate further.

Start with a market you know. Use Price reduced to spot recorded changes, and custom keywords to sharpen your search. Then verify the property and your assumptions before making a decision.
